Hilton Head Island, South Carolina Average Year Round Temperature Chart

Hilton Head has become a year round resort community.  In years past, we found that folks primarily visited the island during summer season.  But with a profusion of golf and tennis enthusiasts who have visited during the off-season, we find they have unlocked one of the best kept secrets about the island---Hilton Head is a fabulous place to visit year round.  I thought you would enjoy this little chart that gives an idea of what happens all year round here on the island.

HILTON HEAD PLANTATION--A SNAPSHOT OF CURRENT REAL ESTATE IN THE PLANTATION

Interested in purchasing real estate on Hilton Head Island?  My regular monthly update on Hilton Head Plantation, long regarded as a premier first-class community on Hilton Head Island, shows some remarkable strength and vibrancy in the Plantation housing market.  While some communities,  both on and off-island,  have turned in a somewhat lackluster showing this year, Hilton Head Plantation continues to march along like the "little engine that could."  Remember that story? 

At this time, there have been 133 sales in the Plantation since January 1, 2007.  Currently there are 32 pending sales that range in price from $299,900 to $1,375,000.  As of July 28, 2007, there are 164 active listings that range in price from $367,000 to $2,895,000.

Using statistics from the Hilton Head MLS, the average year to date listing price for Hilton Head Plantation is $643,249 while the average closed price is $582,803.  Total sales year to date weigh in at a hefty figure of $69,936,643 with an average days on the marketing time of 88 days. 

 Homes are selling because sellers are becoming more realistic when responding to buyer's offers.  Buyers, however, who are basing their offers by relying only on national news reports are finding they need to be a tad more aggressive with their offers.  Still, there is an abundant supply of beautiful homes and it's a fabulous time to buy----Most likely the best opportunity in many years!!

Hilton Head Island--Don't Forget the July 4th Fireworks!

Visiting Hilton Head Island for the upcoming July 4th holiday?  If so, you'll not want to miss an opportunity to mingle with the locals and view the magnificient fireworks that occur each year on our island.  Listed below are the locations and times for our annual  fireworks displays:

Shelter Cove Marina:  Fireworks start at 9PM on Wednesday with arts, crafts and live entertainment starting at 6 PM.

Harbour Town Fireworks in Sea Pines:  Fireworks will begin at 9 PM with music starting at 8 PM.

Skull Creek Marina--located at the north end of the island by Hudson's Seafood.  Live entertainment will begin at 8 PM with the fireworks starting at 9 PM.
