Resistant Sellers---What's Your Best Technique to Educate Them?

Okay, my creative and wise Active Rainers, we can probably all agree that most of us are seeking price reductions in the current  spring/summer market.  With inventories at higher levels than a year ago, I'd like to challenge you to share your most productive argument that would persuade a home seller to realistically consider a price reduction . 

So I'l go first with one of my tried and true techniques:

                      
                         "You see, Mr. and Mrs. Home Seller, you hired me to relay to you what you NEED to know rather than what you WANT to hear.  As you consider pricing this home, with the available inventory currently on the market, it makes sense for you to be at the beginning of the train rather than the caboose.
